PCSing from Alaska Preparing Your Home for Rent

A PCS move from Fort Wainwright or Eielson can leave you making two plans at once: getting to your next assignment and deciding what happens to the home you own. If you are considering renting out your Fairbanks or North Pole property, start with its condition, operating responsibilities and the support you will need after leaving.

Preparing early gives you time to gather records, address repairs and understand the management agreement. It does not mean committing to rent before you have assessed whether the arrangement fits your circumstances.

Separate your departure date from rental readiness

Your moving date and the date the home is ready for a tenant may be different. Allow time to remove belongings, inspect the empty home, complete agreed work, clean, photograph and market it. Ask a prospective manager how those steps would be coordinated for your property.

Make a list of unresolved issues before you leave. For each item, note who is responsible, what has been approved and what will establish completion. A scheduled contractor visit is not the same as a finished repair.

Create a property handover file

The small details you know from living in the house can be important to someone managing it remotely. Put them in a secure handover file rather than relying on a last-minute walkthrough.

  • Equipment details and available service records for heating and ventilation.
  • Water source, wastewater system and any treatment equipment.
  • Utility providers, delivery arrangements and existing service agreements.
  • Keys, access instructions and manuals, shared securely.
  • Known defects, warranties and work still in progress.

Where records are missing, identify what needs verification. Avoid guessing when equipment was last serviced or assuming an old vendor arrangement remains active.

Make utilities and seasonal responsibilities explicit

Confirm who pays for and arranges each service during vacancy and after occupancy. Ask about heating fuel, electricity, water, wastewater, snow removal and lawn care. Keep any required services in place through the transition according to the agreed property plan.

A North Pole mailing address does not by itself establish that a home has municipal water and sewer. The City of North Pole utility information describes a service area that includes some properties, while others use wells and septic.
Confirm the actual systems at your home.

Check the documents that affect your plan

Before converting your home to rental use, review applicable loan conditions, insurance coverage and association requirements with the relevant provider or adviser. Ask your insurer about the intended occupancy and any vacancy period. Discuss tax and recordkeeping questions with your tax professional.

For official installation resources, use Fort Wainwright’s newcomer information and Eielson’s newcomer resources. Follow your installation’s current instructions for your move; this rental-preparation guide does not establish military travel or housing entitlements.

Agree on how management will work from a distance

Ask who will be your contact, what reporting you will receive, how repairs are approved and how urgent issues are escalated. Confirm the management start date and the handover responsibilities, including any gap between your departure and tenant move-in.

Keep contact details current and explain any expected periods when you may be difficult to reach. Discuss an agreed process for those periods rather than assuming the manager can authorize any expense or change.
